That’s the vision behind Shift Esperanza—a regenerative real estate project in Nosara, Costa Rica. We’re not perfect. But we are actively working to restore degraded land, regenerate natural systems, and reimagine the relationship between people, place, and planet.

Others use it as a marketing buzzword. At Shift Esperanza, we’re committed to making it real—even if it means messy progress, difficult choices, and constant learning.
What Is Regenerative Real Estate (And Why Is It Controversial)?
Unlike conventional or even “eco-friendly” development, regenerative real estate is a living systems approach. It’s not about doing less harm—it’s about actively improving the health of the land, water, people, and culture.
Regeneration asks:
Can we leave this place better than we found it?
Can human life enhance ecological life—not just coexist with it?
This mindset disrupts the typical “extract-develop-sell” cycle. It requires patience, listening to the land, and often making decisions that don’t maximize short-term profit. That’s what makes it controversial—and powerful.
How Shift Esperanza Brings Regeneration to Life
We’re not claiming to be a perfect regenerative project. But we are making intentional, measurable efforts to align with regenerative principles across four interconnected areas:
1. Ecological Restoration, Reforestation & Wildlife Corridors
We began on degraded cattle pasture—compacted soil, low biodiversity, and few signs of ecological vitality. Instead of flattening and building, we began to listen, plant, and restore.
More than 1,800 trees planted, including approximately 1,200 fruit trees and 600 native forestry species.
Thousands of medicinal plants and native timber trees, supported by support species that are planted and harvested annually to regenerate soil and stimulate natural cycles.
Water management systems designed to capture and retain millions of liters of rainwater, helping to refill the aquifer mantle, recharge groundwater, and mitigate erosion.
Greywater recycling and efficient irrigation systems will be integrated to reduce water waste and support the long-term health of ecosystems.
17 km of interconnected trails that connect homes, the farm, commercial area, creeks, and amenities—including a stunning ocean-view lookout at El Santuario, our future adult amenity hub. These trails are designed to minimize the use of vehicles and encourage an active lifestyle, supporting longevity through daily walking—an approach backed by studies on healthy aging.
Designated areas are preserved as wildlife corridors, allowing animals to move freely across the land as nature intended.
A steadfast commitment to maintain 75% of the land as conserved green space, supported by our robust sustainability and design guidelines.
These efforts are part of a long-term ecological vision to make Shift Esperanza more than livable—it should be alive.
2. Regenerative Agriculture at Finca La Esperanza
At the heart of our project is Finca La Esperanza, an 8-acre regenerative farm.
Once overgrazed land is now transforming into a multilayered, biodiverse food forest.
Educational workshops and hands-on farming programs invite the community to learn and participate.
Farm systems are designed not just to produce food but to regenerate the soil, store water, and create habitat. Our native plant nursery will also serve as a resource for residents and visitors to purchase plants for their home gardens, helping spread regenerative landscaping practices beyond the farm.
The farm is rooted in organic practices, permaculture principles, and a vision of local food security. Its evolution will be guided by the community itself, allowing the scale, function, and productivity—measured in both connection and kilograms—to grow over time.
Our goal is to eventually provide a meaningful percentage of the food consumed by 200+ residents of Shift Esperanza directly from our land—blending the ethics of permaculture with a commitment to community nourishment.

4. Community Building, Social Impact & Cultural Regeneration
Regeneration isn’t just ecological. It’s social and cultural too.
Discounts for Costa Ricans and public servants, to increase local accessibility (20% discount on lots).
10% of project profits are dedicated to local charities supporting education, environmental conservation, and social development.
Above-minimum-wage compensation and career growth opportunities for Costa Rican employees.
Educational initiatives, including reforestation workshops and our Plantando Árboles Juntos program, which distributes free trees and teaches sustainable home gardening practices.
Environmental sponsorships including Gold Sponsorship of the Nosara Civic Association and partnerships with Costas Verdes, a national NGO for reforestation.
Local waste management initiatives, including a residual waste program supporting local restaurants.
Upcoming education hub and retreat spaces focused on regenerative living.
